If that is the case, a cat house for your feline pet might be the solution. And it's easy to build too with the use of DIY cat house plans.

Cat houses will not only prevent your cat from wandering too much, it also serves as a place where your cat is protected and kept warm during those restful nights. This way, you don't spend so much time looking all over your area wondering where your cat has fallen asleep. Giving your cat a permanent abode is always a good thing.

House

However, there are several things you need to consider in building an abode for your cat. Some of these are:

LOCATION

You can choose to build an indoor or outdoor house for your cat. Both has its own set of advantages as well as disadvantages. But ultimately, your cat's personality as well as your preference should determine your choice.

For example, a cat who likes to cozy up indoor is not likely to welcome a new place in the outdoors. The same thing is true with cats who virtually lives outdoor. Another primary concern should be safety. If you have to place the cat house indoor or outdoor, then make sure it is in a safe area.

INTERIOR

Interior design of the cat's abode is also an important aspect you need to consider. It need not be plush and extravagant. It only has to be comfortable and well ventilated enough for your pet.

To make sure of this, I strongly suggest that you build a house that's a bit cozy. An abode that's too roomy will not serve your pet well during cold months and a house that's too small can be pretty uncomfortable for your pet. The house has to have just about enough space for your cat to move about.

DIY CAT HOUSE PLANS

If you are bent on building a house for your pet, then, DIY cat house plans should help you do the job well and in no time at all. The plan should help you plan and prepare all the materials you will need. Furthermore, you also avoid the headaches and frustrations that's usually associated with building stuff by having a concrete guide to follow.

In choosing the right cat house plan, you need to make sure it has instructions that's clear enough and easy to implement. This is especially a must if you happen to be a novice builder. This way, you don't have to go through the tedious process of designing your own blueprints. Believe me, it's really not worth the effort. It can be pretty much a trial and error process and you'll be wasting lots of time and materials along the way.
DIY Cat House Plans - Things to Consider in Building the Perfect Abode For Your Pet

Personally, I've been using a resource to build a cat house for my pet. It has lots of DIY cat house plans [http://woodprojectplansonline.info/201/diy-cat-house-plans/] which you can choose from. Basically, to abate something means to reduce (or eliminate) it. So property tax abatement is a short-term or long-term arrangement in which your property taxes are lowered despite your making improvements to the home. Under normal circumstances, when you increase the value of your home, you also raise the taxable value. With abatement, this increase does not occur (or at least not as much). Usually, a waiver is issued as an incentive to encourage town revitalization.

If approved, you will have taxes waived on most of your upgrades. These include roof repair, exterior siding, lawn and garden upgrades, driveway repair, room remodeling, resurfacing, plumbing, and electrical repairs. The only thing it doesn't cover is the addition of actual rooms, showers, porches, and fireplaces. This reduction will stay in effect for as long as your locality provides. Generally, the tax is raised back from its lower rate to the new rate over a period (for example, 5 years). Your locality can provide you with the details.

Property

Keep in mind that even if you are approved, there is no guarantee your taxes won't go up. It just means they won't go as high as they otherwise would. You may still see a raise, especially if you make enhancements to your home not covered in the list of improvements eligible for tax abatement. Still, property tax abatement is a nice way to save some money when upgrading your home or residential building.
Property Tax Abatement 101

Matt D Murren owns and operates http://www.property-tax-assessment-advice.com

<a target="_new" href="http://www.property-tax-assessment-advice.com/propertytaxabateme<b nofollow,external"color:#000;background:#ffff66">nt.html">Property Tax Abatement

-http://www.blogger.com/profile/03381775755989120597noreply@blogger.comtag:blogger.com,1999:blog-2706988976799854342.post-18231717657857725392012-09-10T08:48:00.001-07:002012-09-10T08:48:38.605-07:00Home Gym Workout Routines
Home gym workout routines can take the hassle out of staying healthy.
audience and can be the vehicle that helps establish
your "name brand" and invigorate your real estate
career.

A good, well crafted slogan can propel your business
in quantum leaps, while a poorly considered one can
be as effective as none at all. Real estate
marketing slogans can work equally well online and
offline, but they must be good enough to appeal to
mass, targeted audiences.

\"real Estate\"

Consequently, agents work hard and long for the right
words to coin the right phrases, for the perfect
slogans. After all, their slogans may be powerful or
aspiring enough to define their careers.

Realtor Alert! Real estate marketing slogans don't
have to be over intellectualized to create huge "brand
names." Catchy and clever works every time.

For example, Century 21, ERA, & Coldwell Banker are
national and/or regional real estate companies whose
corporate names serve as their "real estate marketing
slogans". Examples of some gigantic, non-real estate
companies are Xerox, IBM, Pepsi and Coke.

Successful Realtors know the importance of using real
estate marketing slogans to create "name brands", but
when conjuring up a slogan for yourself why not
something as simple as your name.

If Mike, Bill and Hillary can pull it off you can,
too. Of Course you know who I mean, which epitomizes
the power of a name.

Creating A Slogan!

Now, I can go to the yellow pages, write down a bunch
of real estate marketing slogans and throw a bunch of
them at you to jump start your creative juices, but
you can do that yourself.

A more constructive approach in creating your own
slogan is to make a list of 10 slogans that reflect
who you are, what niche real estate market you want to
be known for, and your interests and personality in
general.

Use the yellow Real Estate Agents section of your
local yellow pages to get ideas, then strive for
phrases that uniquely characterize you.

Imagine being the Madonna, or "leave the driving to
us" of the real estate industry.

Is it possible? Absolutely, but you'll have to create
a slogan first! Then you'll need to use and publicize
it every opportunity you get; in your ads, on your
business cards, letter head, website, vanity car tag,
etc.

Don't expect instant success right out of the gate.
It'll take a while, but you'll be amazed at how much
you can accomplish in a year or so. And if you have a
real estate marketing system that reaches a minimum of
10 prospects a day the numbers can quickly add up in
your favor.

10 contacts a day x 20 days a month = 200 contacts a
month

200 contacts a month x 12 months a year = 2,400
contacts a year

Without too much effort you can passively market your
slogan to a minimum of 2,400 prospects a year.

I wonder what impact having your marketing slogan on
your car would have?

No matter where you live, or what market you're in
you're missing out on massive amounts of free
marketing if you don't have a car tag of some kind
advertising the fact that you're a Realtor.

And what about advertising your slogan through the
penny, nickel and dime publications? Think cheap
advertising, high visibility, and lots of readers of
your slogan to drive business opportunities your way.

So, create your own unique, real estate marketing
slogan; then publicize it heavily; freely and/or
inexpensively, but heavily.

Can you see the impact that this might have on your
real estate marketing results? I can!
Real Estate Marketing Slogans; A Brand Of One

Lanard Perry is the author of "Farming Expired Listings." It provides information on diseases that can be caused by house flies.

Houseflies frequent dung heaps and other fecal sources. They also visit decaying matter including dead animals. When landing on food that is prepared for human consumption, contaminated material is often transferred to the food.

House

There are a wide range of diseases that can be transmitted by flies. Here are some of them:

Typhoid Fever (Salmonella typhi)

Symptoms: High temperature (up to 104 deg F or 40 deg C), loss of appetite, headache, stomach pain and usually some weakness. Sometimes a pink skin rash appears.

Treatment: A doctor will usually prescribe an antibiotic and the symptoms will cease in a few days. If no treatment is given, the subject may become seriously ill and even die from secondary problems (up to 20% typhoid fever sufferers die without treatment).

Cholera (cause by Vibria cholerae, a bacterium)

Symptoms: unexpected episodes of watery diarrhoea that contains flecks of white mucous material, stomach pains, dry or sticky mouth, sunken eyes, concentrated coloured urine, in a child a markedly sunken fontanelles (the soft spot at the top of the head), dry skin, nausea and vomiting (usually).

Treatment: Cases can vary from mild to serious. If untreated, serious cases can lead to imminent death. Drink plenty of fresh water, mixed with small quantities of salt and sugar. This will restore the body's fluid. Treatment must be given immediately.

Escherichia coli

Symptoms: This depends on the strain of Escherichia coli. Most strains are harmless and result in no detectable symptoms. Other strains, such as O157:H7 can sometimes cause bloody diarrhea. In a very small number of cases Escherichia coli O157:H7 can lead to hemolytic uremic syndrome that can lead to kidney failure in young children. For most of us, and for most of the time, Escherichia coli causes no problems.

Treatment: No treatment is necessary, unless uremic syndrome occurs, in which case a blood transfusion and kidney dialysis may be required.

Shigellosis (cause by Shigella, a bacterium)

Symptoms: Diarrhoea (often bloody), fever, and stomach pains. Most cases are mild and may not even be noticed. In a small number of cases, the very young and very old may be vulnerable to high temperature fever, possibly (and rarely) leading to a seizure in a toddler.

These are just some of the illnesses that can be spread by houseflies. Be on your guard. To be safe you may wish to install a fly killer machine (details follow).
Diseases from House Flies

Fly Killers can be purchased on line here

-http://www.blogger.com/profile/03381775755989120597noreply@blogger.comtag:blogger.com,1999:blog-2706988976799854342.post-17040306195352734022012-09-04T07:52:00.001-07:002012-09-04T07:52:13.122-07:00Florida Flats Fishing
Flats fishing can be an exciting and rewarding experience for fishermen of all ages, whether just beginning or accomplished angler. Flats are long, level, shallow water areas next to deeper water. They are found in bays estuaries and marshes. They are also found atop reefs and atolls, and along shorelines.

The bottom of a flat may be made up of grass, sand, rock, mud, gravel, or a combination of these. Flats with grass or other aquatic vegetation offer cover and food for a variety of fish as well as shrimp and crabs. The most sought after fish when flats fishing include redfish, tarpon, seatrout, bonefish, permit and snook. Other popular catches are striped bass, bluefish, barracuda, shark, cobia and mutton snapper.

Flats

When choosing the best areas for flats fishing, look for flats that are 8 feet deep or less. More productive flats usually contain stumps, brush piles, grass beds or other types of cover. Flats that contain shallow ditches or humps are especially attractive to bass. Also look for baitfish, crabs and other "fish foods".

Observe tides carefully when locating good flats to fish. Some will be totally dry during low tide. As the tide rises, game fish will move in to feed whereas when the tide drops gamefish will wait for crabs and baitfish to flee the flat.

Flats are usually fished with fly gear or light spinning gear. Light tackle is the rule. Fly rods should be 8 or 9 weight. If you are using a spinning outfit, load it with no stronger than 12 pound test. Live bait such as mullet, pigfish, pinfish and shrimp works well. If you are using artificial lures, any size with attractor colors may be used from May through June. If you are flats fishing during July through August, natural colored lures work best.

Other equipment to include on your fishing trip is proper footwear, sunscreen, sunglasses, a raincoat and plenty of water to drink. Hydration is important since most flats fishing takes place in sunny climates such as the Florida Keys and the Caribbean, as well as lakes and rivers across the United States and other countries.

The most important equipment required is usually a small skiff with no more than two fishermen aboard. This lets the guide pole across shallow waters with ease, to reach the best flats. Also remember to wear light colored clothing to reflect the sun's heat, and be less visible to the fish.
Florida Flats Fishing

Wayne Gilbert is a Florida native with over 30 years of fishing experience. His website about Flats Fishing, Florida Fishing, has been providing its viewers with extensive coverage of the Florida backcountry fishing scene for a long time. The design, plan and style of the cottage depends a lot on the location, availability of material, weather conditions and your own personal likings. Cottage houses are for those people who are looking for beauty and the harmony of nature.

The cottages were originally very popular in Medieval Europe where they were used by small families living on farms, but today cottages are used for completely different purpose. They are used by retirees or by people for summer vacations and weekend getaways.

House

So, now let me tell you about some modern small cottage plans which can be used by you to build your dream house.

1. Vacation Cottage

Vacation cottages are mainly used for year around purpose or for a holiday retreat. Such cottages usually have huge gardens or playgrounds attached to them where people can enjoy peaceful evenings and afternoons. Inside such cottages you would find a spacious living room, veranda in front and a screened porch in the back, a cozy dining room, modern kitchen, usually two to three bedrooms with balcony, separate shower rooms, a parking area and a lobby. Such cottages are ultimate for pleasurable holidays with near and dear ones.

2. Victorian Style cottages

These cottages are usually one story buildings having the authentic Victorian touch and style. The cottages feature high ceilings, oval and round windows, a covered front porch, a galley-style kitchen, and dining room, bedrooms overlooking the backyard, a laundry room and a separate dressing room. These cottages are small yet contain all the luxuries for a comfortable living.

3. Bungalow House Plan

Bungalows are very popular in the United States and also in the southeast. Such cottage houses are usually designed for warmer climates, and they have hipped roofs which can keep the summer heat away. Many windows are grouped together for greater sunlight and ventilation. The bungalow houses are usually kept very simple with wide overhanging eaves and large porches.

4. Hillside Cottage House Plan

Hillside cottages are extremely suitable for people who want to reside in a hilly area. This plan is also referred to as the split-level home design used for a house on a sharp, or steady incline. The hillside cottages have large balconies in the bedrooms, walkout basements, daylight basements, underground garage, spacious living rooms with fireplaces and cozy bedrooms.

These are some very good small cottage house plans which can easily be used by people planning to build their own vacation homes.
Small Cottage House Plans

Looking for Holiday Cottages ? This size is tied to the size of an average bed, 2meters by 1 meter. They are common among the low-income housing sector for rentals and around Universities and tertiary colleges which will need to house students. These are not described in the current Building Code as residential units however, some councils in Kenya such as Nakuru Municipal council have passed bye-laws allowing for approval of these units.

Flats

Bedsitters are much larger; roughly 3meters by 5 meters and include a larger space which fits a small kitchenette and a living area.

One-bed roomed units consist of the living room, kitchen, bedroom and bathroom. They are usually at a minimum of 30 meters squared floor area. These and 2-bedroomed units are very common for rental units.

3 Bed roomed units and above are not common as rental units due to lack of demand. Another easer method of selecting these kinds of house plans is to search for house plans on the internet and then asking your architect to customize the plan to our area Building Code and Kenya Local Authority regulations.

The Kenyan Building Code describes minimum sizes and dimensions of habitable spaces. For bedrooms, the minimum dimensions are 2.5 meters by 2.5 meters. For Kitchens, the dimensions are 2 meters by 2.4 meters.
The minimum floor to ceiling height is described as 2.35meters for a habitable space.

Once all the minimum floor plan dimensions are met, the house plan is approvable by the local authority.
Your architect ensures that the house plan meets all the minimum requirements as set out in the Building Code and from here, you can describe to him any flamboyant shape as you may desire.
Selecting Your House Plan - Room Sizes

Frank Gichuhi Is A World Reknown Architect Who Specialises In Design Of Unique Buildings And Researches On Current Trends In Construction And Real Estate REAL ESTATE SOLUTIONS You Can Also Add Your Views About Architectural Design, Construction And Real Estate On His Blog Here REAL ESTATE SOLUTIONS

-http://www.blogger.com/profile/03381775755989120597noreply@blogger.comtag:blogger.com,1999:blog-2706988976799854342.post-13723517161112701562012-07-27T11:49:00.001-07:002012-07-27T11:49:53.690-07:00Underground House Floor Plan - The Hippie Experiment
If you happened across a home built from an underground house floor plan you could be forgiven for thinking the owners might be Hobbits because the only things visible might be a door or window set into a foliage covered hill. This type of home is actually a series of small, interconnecting domes made from cement and partially or completely submerged into the earth.

Such unconventional house floor plans are actually a step in the right direction for those persons thinking outside the box in terms of energy conservation and environmental benefits. Living underground in such earth-sheltered housing has its merits and takes a very conservative view in energy usage.

House

When considering an underground house floor plan, look for the following applications:

1. The house floor plan should blur the distinction between indoors and outdoors. The purpose is to exist in close harmony with nature.

2. The windows should be honeycomb style to harness solar energy.

3. Since the windows for this type of floor plan don't open, an intake vent system with filters should be installed to draw fresh air from outside. The filters help keep out unwanted pests.

4. Air should be fanned from a solar collector through the home duct work into a rock store beneath the main living space. The store system maintains an efficient heat-exchange which works with the insulating soil to maintain a comfortable temperature year round. A good system would require no additional heating or cooling.

The dome shaped rooms give rise to maximum floor space and minimum wall area. Floor areas do not to conform to traditional housing expectations and and the living spaces are defined with curved walls with no sharp corners. Natural sunlight can be channeled into the house via the use of a skylight lined with natural reflective materials

Underground house floor plans got their start in the 1970s from an Austrian architect named Eisenhofer. Sadly, most dismissed his energy efficient and unconventional house plans as nothing more than a hippie experiment. It has only been within the past few years that interest in earth-sheltered housing is attracting some interest. As people become more environmentally conscious, the popularity of underground house floor plans as an energy efficient alternative can only increase.
Underground House Floor Plan - The Hippie Experiment

Get fantastic ideas for your new house! House floor plans come in all shapes and sizes. A liver cleanse helps to improve your digestion, which is essential for good health. Several allergies start to disappear, when you periodically cleanse your liver. Liver cleansing can also help to boost your energy levels. In addition, cleansing of the liver reportedly helps in alleviating upper back and shoulder pain.

One of the main functions of the liver is the production of bile. The bile is moved into the common bile duct through numerous biliary tubes. The common bile duct passes it to the gallbladder which acts as a storehouse. The stored bile is released for the digestion of fats. Apart from this, the liver stores glucose and vitamins. It also helps in the metabolism of protein and fats. Liver is also an important detoxifier.

Home

The formation of gallstones affects the functioning of liver. You will only notice the presence of gallstones in an advanced stage. This is one of the reasons why many people opt for periodical liver cleansing. This helps in flushing out the gallstones in their initial stage of development.

A liver cleanse can be easily done from your own home. Here is a widely known liver cleansing recipe, using the following the ingredients:

* 1 cup olive oil

* 4 table spoons Epsom salts

* three cups of fresh grapefruit juice

* grape fruit

Choose a day that you are generally feeing well for the liver cleanse. No medications should be taken on that day. For breakfast, eat food without fat. The best method is to have a fruit diet. Select a time to start the liver cleansing procedure. It is better to start in the afternoon. You should stop eating four hours before taking the first course. So if you plan to take the concoction at 1900 hrs, stop eating at 1500 hrs.

First, mix 4 table spoons of Epsom salts with the three cups of fresh grapefruit juice. This should make four servings. Drink the first serving now. After two hours, take another serving.

After another two hours, squeeze the grape fruit into a cup. Remove the pulp. It should be at least half the cup. Now add this to the olive oil and shake well to make it watery. Take the concoction and lie down immediately and go to sleep.

Next morning, on awakening immediately take the third serving of Epsom salt mixture. After two hours, take the remaining serving. After another two hours you can start your normal diet with fruits.

After completing the recipe, you would probably get diarrhea. When this happens, gallstones will be flushed out with the bowel movement.

You can undertake a liver cleanse twice in a year. Spring is an ideal time. Never undertake liver cleansing during winter.

If you are doing a liver cleanse for the first time, it is best to go under the guidance of a natural health practitioner. You want to ensure that you are getting the procedure right and take all necessary precautions. The maintenance of your liver health is crucial; do not overlook the importance of cleansing away your gallstones.
How To Liver Cleanse From Home

Sandra Kim Leong writes about the importance of maintaining bowel health. It's true - whatever the market conditions you can apply their location research approach to your real estate investments and also make consistent profits from property.

\"real Estate\"

Take the necessary time to learn all about a town or city you're considering for your next property development purchase and discover where the up and coming areas of that town are likely to be. If there are inner-city redevelopment projects planned examine the real estate market in the immediate vicinity, if there are areas that are booming right now examine the immediate neighbouring areas for their potential for future prices rises for example.

Don't follow the crowd - have the confidence to buck the trend and get ahead of the curve by positioning yourself in a market that is about to boom rather than in one that has already blossomed.

2) Know What You Can Afford - While it can pay to sometimes speculate never be tempted to jeopardise your own home. Work out your finances and be ruthlessly strict about what you can and cannot afford as a down payment, for mortgage costs and for the renovation and redevelopment of your next real estate investment. Only proceed within the confines of your tightly allocated budget and do not be tempted to over extend yourself particularly if competition in the property market is tough and the market is slow or stagnant.

3) Identify Your Target Market - Having identified your next location for property investment identify the types of people who buy into renovated properties in that location. Know who your target market are going to be and what they are likely to look for in a property in that location. If for example you're examining inner-city spaces you might identify that your buyers will be young single professionals and that the ideal property type for these people will be luxury low maintenance apartments - seek out suitable properties with the potential for redevelopment into luxury low maintenance apartments and you will fulfil your target market's brief...seek out large houses with substantial gardens in the area and you will have totally missed the market and potentially created a property that will not sell!

4) Renovation Not Rebuild - Know your budget limits and your personal skill restrictions. Do not consider taking on a property that is in need of a complete structural overhaul when your budget is tight or you do not personally have the time, skills or inclination to do the structural work yourself. Be realistic about what you and your budget can achieve and seek properties that fulfil that brief. Pay to have an independent and complete survey done on any property you are seriously considering buying before making a down payment to ensure that there are no hidden surprises waiting for you beneath the floorboards to eat up your budget in its entirety.

5) Manage Your Budget - With your survey in hand you can approach builders for quotations and seek out prices for fixtures, fittings, finishings and furnishings. Take the prices quoted and sourced and build your budget. Factor in ongoing mortgage and service costs and labour costs as well as your findings and structure and allocate your money accordingly. Watch every single spend and be ruthlessly strict with yourself and your builder. If at all possible have your builder commit to a contract with fixed finish dates and fees and stay on top of every single penny or cent every single day. At the end of each week tally up your outgoings and expenditure and ensure you're not exceeding your budget. If you're overspending rein it in or you will have to shave it off other areas of the development. Remember never to scrimp and save on finishing touches and always give yourself a realistic fall back fund in case of emergencies.

6) Appeal To The Widest Market - Forget putting your personal stamp on any property you develop - YOU are not going to be living in the property! You should already have identified your target market which will give you a good idea of the level and quality of finish expected, now meet those expectations without adding your own personal taste into the equation. By appealing to the widest market or the lowest common denominator your property will be attractive to the majority of buyers making it faster and easier to sell on and profit from.

7) Make Friends With A Real Estate Agent - Your greatest ally when developing property will be your real estate agent. Make friends with these guys and you will build a beautiful and successful symbiotic relationship in which you both profit to the maximum! Real estate agents are a fountain of untapped knowledge about the local market, who is looking for what property in which area, which additional features cost little to add but which push up the asking price and what a buyer expects from your particular property type. Get the facts from your real estate agent and then apply their advice. You will create a property they can market for top dollar and to the widest market - you will make more profit and they will make a bigger commission ensuring a beautiful and lasting friendship!

Finally, remember that when you've bought, renovated and sold on you'll be looking for that next property opportunity and any real estate agent who you've worked well with will be on the hunt for suitable real estate for your next investment making any subsequent purchases that much easier to source.
How to Become a Successful Real Estate Developer

Rhiannon Williamson is a freelance writer whose many articles about international property and investing in real estate abroad have appeared in publications around the world. It is not a home they plan to move away from any time soon. The log home represents a lifestyle choice rooted in the desire to get away from it all.

But when that final home is no longer large enough, and moving out is not an option, the only solution is to enlarge it with an addition. However, adding onto these homes is somewhat trickier than adding to a conventional home. Because the home is build from solid timber material, modifying the structure is not as simple as moving studs and adding headers.

Home

When it comes to adding onto your log home, here are a few things to consider:

Have a well-defined plan for how you want to use the new space. Common additions include: family rooms, kitchens, bedrooms, bathrooms, sun-rooms and even in-law apartments.

Consider how you might access the new space from the existing house. In many cases a window can be made into a doorway to create the new entry. However, there may be limitations as to making the opening wider than the window area itself.

Avoid connecting at the corners. The crisscross ends make for a difficult area to join to. Yes it can be done, but it creates more work for the builder.

To get the matching log look, consider using either full-log material or half-log siding. If full-log material is used, be sure to allow for the settlement of the new addition where the connection is made. An addition which looks great at the start may perform poorly if settlement is not allowed for.

In some cases a smaller connector works best to pull the main addition away from the house. This strategy often creates options you do not have when adding a large room directly to the house.

Hire someone with experience. There is a correct technique for cutting into the existing home which creates a connection that will both look good and provide a good weather seal. A log home builder will understand the dos and don'ts of building a log home addition. This may not be the case for a contractor without similar experience.

Finally, find the right balance of log and timber features to suit your budget. Your builder should be able to explain the options and how they affect the overall cost.

With good planning, adding to your log home can be a worthwhile experience and add many years to the enjoyment of your beautiful home.
Log Home Additions - Tips for Adding to Your Log Home

Visit Log Home Headquarters to learn more about designing and installing a log home addition. The reason these lures are so effective is the bass's fondness for the freshwater crawfish. Even though bass will eat crawfish through out the year, this predator/prey relationship is strongest in the early spring.

I believe that a bass's early season preference for the crawfish is due to the important nutrients the crawfish provides the pre-spawn bass and during this cold-water period, the crawfish matches the low metabolic activity of the bass making it an ideal forage .

Flats

Early spring the crawfish are in the deeper water just of flats. Bass move up from their cold water homes and stage in the same area as the crawfish. As the cold shallow flats warm up both crawfish and bass become more active and move into the shallow water.

It's my opinion that the jig out produces all other crawfish imitating lures during the pre-spawn period, at when it comes to taking trophy bass. Some anglers limit the role of the jig/pig to flippin & pitchin, but I have found that the lure is effective when cast out and slowly dragged over deep structure.

The water temperatures in early spring are lower and so the bass's metabolism has slowed down. And for this reason, I want a bait to fall slowly staying in the strike zone as long as possible. That's why I use the jig/pig. In early spring I find it very important to match the hatch and go with the lightest jig possible. I use a ¼ ounce jig. I use two color combinations - a black/blue jig with a metal flake trailer and a green/pumpkin with a green/pumpkin trailer.

The trailer gives the jig a natural appearance, The pinchers on the trailer move as the jig falls and dragged across the bottom. Also, a scented soft plastic trailer encourages the bass to hold onto the lure longer. The jig/pig combo is hard to beat during the pre-spawn period but when the fish want something a little smaller I go with the next best setup a Carolina rigged worm. This technique is very effective when they are staged on deeper structure and feeding on crawfish. I put on a rattler because it imitates the noise of the crawfish's pinchers, which attract bass. Dragging the lure whether it be a jig/pig combo or a worm across the bottom kickin up a lot of silt imitates a crawfish emerging from its winter home. When a crawfish emerges from hibernation they're covered with mud, when they try to kick the mud off it creates a disturbance, a cloud of dirt along the bottom that draws the attention of the bass.

Spinnerbaits are considered to be one of the better shad imitating lures of all time, however I find a large spinnerbait that is properly dressed and fished also imitates a fleeing crafish. The largest population of crawfish is found on weed beds and timber filled flats at the back of creeks. My go to spinnerbait is a 1 ounce black spinnerbait with a no. 7 or 8 Colorado blade with a black/blue trailer.

Like the slow rolled spinnerbait , a rattlin lipless crankbait worked over shallow flats is an effective way to catch big bass in early spring. I've been using a red lipless crankbait to catch big bass for years. I believe actively feeding bass are on the move flushing crawfish and other forage from the grass-beds and shallows, that's why I think the red Rat-L-Trap crankbait is so effective in grassy areas because it draws a reaction bite and because it thinks it a crawfish fleeing the grassy area.

The key to drawing the reaction bite with this lure is retrieving it so it stays in contact with the grass throughout the retrieve. You want to keep in touch with the grass and when the bait catches or snags on the grass, you want to rip it free. The quick acceleration and pause mimics a craw fish fleeing danger.

The key to catching Big Bass in early spring is choosing a lure that accurately mimics the crawfish.
Early Spring Bass Lures

Article by P. No need to worry. While you may not get Dr. 90210 like results, items available in your own kitchen can help improve acne scarring if done correctly.

In two simple steps, all you need to do to affordably improve your acne scarring is:

Home

1. Gently remove the damaged layers of the skin and

2. Nurture your skin with collagen and moisture building foods so that your skin can more rapidly repair itself.

Acne Scar Remedy 1: Lemons

If your acne scars dark, you can use lemon juice to lighten them. Cleanse your face with lemon juice. Dab one teaspoon of lemon juice into a cotton ball and smooth it over the acne marks. Leave for ten minutes, then rinse. Use caution with lemon juice because it can make your skin photosensitive. So be certain to use a sunscreen on any area you treat with lemon juice prior to going out into the sun.

Acne Scar Remedy 2: Soda

Exfoliate your skin with baking soda. Often times a version of baking soda is used in cosmetic microdermabrasion treatments. You can give yourself a mini microdermabrasion treatment by mixing one teaspoon of baking soda with the two teaspoons of filtered water. To get the most out of a paint job you will want to pressure wash your house as well. this gives the paint a good clean surface to adhere to. Although the term is pressure wash you really do not use much pressure when it comes to your homes siding. Only low pressure is used, around 300 psi. Some contractors are ignorant of this and will try to use high pressure and this can be very dangerous as it likely will cause damage. Before hiring a contractor this should be your first question to them.

Almost all siding material can benefit from pressure washing. Hardy plank, brick, vinyl siding and aluminum will all benefit from a good cleaning from time to time. Caution should be applied when cleaning soft materials like wood but if low pressure techniques are employed then little damage is possible. Cleaning agents will need to be applied based on the type of material your exterior is made of. For most materials a mix of bleach and house cleaner will do the trick. For wood you will need to use a special cleaner that will brighten the wood and not strip out the color. All the necessary cleaning materials can be found at your local hardware store.

House

For a do it yourself pressure washing job, you can obtain a unit from a rental equipment store. The cost is around per day. It is not necessary to get a heavy duty unit as you will be using low pressure to clean the house. A unit with up to 1500 psi is all you need. Although the unit can sustain 1500 psi you will want a house wash tip that will reduce the pressure. This is accomplished by using a tip with a larger opening which lowers the pressure and allows more volume to flow through the hole.

Pressure washers will have a 'down stream' function which sucks up the cleaning agent and mixes it with the water as it flows through the unit. Generally you will fill a 5 gallon bucket with the necessary detergent or bleach and a small hose attached to the unit is put into the bucket. Once the water begins to flow through the system, a suction develops and draws the cleaning product up and sprays it out with the water at a 1-5 to 1-7 ratio.

If using bleach to clean mildew and mold a 100% bleach solution is added to the bucket. For other cleaners you will need to consult the instructions. Be sure to remove anything from around the house that might be damaged by the bleach. A quick rinse of the flowers and shrubs usually is all that is needed to insure no plants suffer.

The best way to actually clean your house is to start at a corner. Slowly work your way across to the other end of the house. As you go spray the stream of water down at the bottom of the house and work your way up to the eves of the roof. Always work from the bottom up, this will reduce the chance for streaks to appear. Be sure to saturate every inch of the side you are working on.

If you do not then you will have spots where the bleach and cleaner did not touch. Once you get to the end of the house you will need to pull the 'down streaming' hose out of the cleaning solution bucket and go back over the side of the house again, this time with only clean water coming out the hose. Thoroughly rinse the siding. You should now be done with that side of the house. Put the 'down streaming' house back into the solution bucket and begin the next side of the house.

You will want to get close enough to the wall that you can get the solution on every inch of the siding. If you get too close then a good bit of the spray will drip down on your head, so don't get too close. Be careful not to spray in areas that are open and get water inside the house. Also be careful not to spray windows if the pressure is very high. Never get on a ladder to reach high spots. It is much to dangerous to work with a pressure washer and try to balance on a ladder. Remember, this is extremely high pressure, so never point the nozzle at anyone and be sure to wear safety glasses. Of course, never spray water around electrical wires.

Protect any plants, light fixtures, or other breakable objects around the house with plastic bags, duct tape, and drop cloths. Move obstacles and outdoor furniture away from the house. A pressure washing unit is no toy. Be sure to wear safety glasses and do not underestimate the power of water. Never point the wand at anyone at any time. Cleaning your house with a pressure washer is not very hard and will result in a nice shiny house you will be proud of.
Pressure Wash Your House - Tips and Techniques

For more information on what type of pressure washers to get or how to pressure wash other parts of the home see the link below.
For more information on pressure washing and pressure washers like Husky pressure washers check out our site.

-http://www.blogger.com/profile/03381775755989120597noreply@blogger.comtag:blogger.com,1999:blog-2706988976799854342.post-49712935097310623282012-07-05T16:15:00.001-07:002012-07-05T16:15:22.146-07:00Octagon House Floor Plan - The Curiousity Of An Eight Sided House
Even after 150 years, the octagon house floor plan remains a curiosity of architectural design. The original architect, John Richards, first designed the octagon house just before the Civil War. Whether he was in competition with his fellow land owners and town leaders or was merely trying to impress Eliza Forbes, his heiress wife. The impressive structure he left behind still draws fascinated visitors to the elegant eight sided mansion in Watertown, Wisconsin every day.

The original octagon house floor plan, built in 1854, is a fantastic 5 story brick building with 57 rooms. It also contains forerunners of modern conveniences such as running water, central heating and ventilation systems. A 40-foot-high cantilevered staircase also graces the interior. The story behind the octagon house was that Mr. Richards made a promise to his wife, Eliza, to build her the finest home in the Midwest.

House

John Richards was most likely influenced by fellow designer, Orson Fowler, who was a leading spokesperson for the construction of eight sided houses. At that time, the octagon house was touted as being an efficient, economic and beautifully esthetic housing design that dated back to the ancient Roman architects.

There were at least 36 homes constructed from the octagon house floor plan between 1844 and 1905. All of these homes were located in Wisconsin. Octagonal houses continued to be built through the Civil War. After that time period, most octagonal houses were either torn down or remodeled until they lost their original shape.

John Richards's octagonal house was given to the Watertown historical society in 1938. The house was in nearly mint condition and maintained with no electricity, no modern plumbing and not telephone - just as it had been when Mr. Richards and his wife lived there in the 1850s.

Tours of the Octagon house can be made daily May through October and directional signs are posted throughout Watertown. Summer hours are from 10 a.m. to 4 p.m. and 11 a.m. to 3 p.m. after Labor Day. Admission is for adults; for AAA members; for children ages 6 through 12 and children under 6 are free.
Octagon House Floor Plan - The Curiousity Of An Eight Sided House

Rebecca Welch is a successful webmaster and publisher of BuyHousePlansOnline.com. This is a topic that comes up a lot when a real estate transaction gets difficult and the two parties (buyer and seller) begin to argue over what stays in the house and what doesn't according to the contract and law.

Personal property is defined as all property that can be owned and does not fit the definition of real property. In other words, if it is not real property then it is personal property. An important distinction between the two is that personal property is movable. Personal property is also referred to as chattels. For those of you who like to work on expanding your vocabulary.

Property

Next let's look at some examples of personal property including manufactured housing, plants, crops, and classifications of fixtures.

Manufactured Housing is defined as dwellings that are not constructed at the home site. These are normally trucked in and placed on the property. For those of you breaking down the word manufactured, and wondering why all homes aren't considered manufactured, since they are after all "manufactured" think of mobile homes as manufactured. Here's the tricky part, if the manufactured home has been attached to the property then it is REAL property, if it is just sitting there and hooked up to utilities then it is PERSONAL property. Why would it matter? well, if it is REAL property, then the property taxes are higher because the government sees the homes as essentially adding value to the land it sits on.

Plants and Crops: There are two categories here and both have their differences. Trees, perennials, shrubbery and grass that do not require annual cultivation are considered real property or real estate. And these transfer with the sale of the property. Crops on the other hand that are harvested on an annual basis, are considered emblements. Or personal property and in the sale of the property, the crops that are being produced stay with the seller for that current harvest.

Here are some additional details... if an item on the land, lets say a tree (which is real property) is cut down and separated from the land (called severance), then it becomes personal property. It is also possible to do the same thing but the other way. If the tree that was cut down is used to build a home on the property, through annexation, it become real property.

Fixtures - these are often the hot topic in the sale of a home because sellers often take their fixtures with them when they move, and that is against the agreement set out by the contract. Knowing what a fixture is, will help you understand what to expect stay with the home and what does not. A fixture is personal property that has been affixed (attached) to the land or building and it becomes real property. Remember real property stays with the home when it is sold.

How do you test if an item is a fixture or personal property? Here are the three basic tests the court will use to decide.

1. Method of Annexation - how permanent is the method of attachment? Can the item be removed without damaging the surrounding property?

2. Adaptation to Real Estate - Is the item being used as real property or personal property? For example a fridge is normally considered personal property because it can be removed easily. However if the refrigerator has been adapted to match the kitchen cabinetry, it become a fixture.

3. Agreement - Have the parties agreed on whether the item is real or personal in a purchase offer.

The overall rule is to determine, what is the purpose of the fixture? Is it's function to be personal property or a real property.

Trade Fixtures are the exception to the rule. A trade fixture is property used in the course of business. Often it will be attached to the property and resemble real property. However, if it is something used as part of the seller's trade, it is considered personal property and does not stay with the home.

Often home buyers will be looking at homes and what draws them to the home will be certain aspects of the home. Fixtures such as entertainment centers, backyard gazebos and surround sound speakers are often considered fixtures and real property that will stay with the home. However a home owner may consider those items of great value and may be planning on taking them to their new home. It is very important to identify what fixtures you want and expect to stay in the home and put those items in the purchase agreement so everyone will be on the same page and in agreement from early on.
Personal Property Vs Real Property - Understanding the Difference, Avoiding the Lawsuits

Flinsk Real Estate is a company dedicated to educating home buyers and helping home buyers get the most out of their home buying experience. http://flinskrealestate.com

-http://www.blogger.com/profile/03381775755989120597noreply@blogger.comtag:blogger.com,1999:blog-2706988976799854342.post-27064681164693962592012-07-01T11:01:00.001-07:002012-07-01T11:01:09.894-07:00Types Of Liens On Real Estate
-A lien is a legal recorded claim against a property. The claim encumbers the property as a means to collect money owed, such as a mortgage, property taxes, or an unpaid debt owed to a contractor who performed work on the property. There are other reasons liens are recorded against a property.

-Equitable lien. When a property is held as collateral and the parties agree in a document, that the property is used to secure the debt.

Estate

-General liens. These liens all real estate and personal property. Court ordered judgments, probate actions, and IRS taxes fall under this category.

-Judgment lien. This is the result of an action by a party or government agency through a court of law to collect payment on a claim.

-Involuntary lien. State statues create real estate property taxes. These taxes are a claim against the property and the property owner assumes the statue when purchasing a home. Unpaid taxes can result in a specific involuntary lien.

-Specific liens. Special assessments and mechanics liens fall into this category. Unpaid contractors from home repair and remodeling projects can file a specific lien. Homeowner associations and local governing bodies can issue special assessments for repairs and improvements. Failure to pay these special assessments can result in lien being placed against a property.

-Voluntary lien. When you have a mortgage and voluntarily agree that the mortgage lien is security for the lender in case you default on a mortgage loan.
Types Of Liens On Real Estate

Mark Nash is the author of "Fundamentals of Marketing for the Real Estate Professional", "Starting & Succeeding in Real Estate", "Reaching Out: The Financial Power of Niche Marketing", and "1001 Tips for Buying and Selling a Home". What to Do to Sell Your House Fast
Let me tell you a story that I recently lived. Six months ago I purchased a small house with only 4 rooms and a bath for a small price, and I said that I will sell this baby like hot cakes in maximum one month.

In the first few week, I think 2, I made some improvements: a new oven, a new fridge, new painting, all this to try to increase the value of the house and make some money from selling it. Guess what? I waited almost 4 months because every single person that visited my house had something to say. "It's too little"; "I don't like the paintings"; "We don't have enough room for our family" and things like that. When I started searching on the internet why a house doesn't sell I found that the Size is very important, Especially when you have a family with 2 kids and a dog. I realized that my house wont sell at what I was asking( of course I've added a profit to the asking price on the house). I was not sure what to do in order to sell that house, so I lowered to the price where I had no profit, only my investment back and made the St. Joseph prayer to sell my house.

House

What do you know? I've sold it in 2 days. I was happy because I've got that house out of my back. The buying and selling real estate process can be a profitable one but be sure that you know what you are doing. Now I know that if you want to make a profit by buying and selling houses you must evaluate your house correctly or you will stay with your house on the market for a long period of time.

St Joseph prayer to sell house

O, Saint Joseph,
